1. The LESSEE will submit to a credit investigation which will have to satisfy the LESSOR.

2. The LESSEE will take out a liability insurance of $ 2,000,000 valid for the duration of the lease and provide proof.

3. A security deposit equivalent to one month will be given as a deposit to the LESSOR. This deposit will be refunded by the LESSOR to the TENANT at the end of the lease if no damage has been done to the apartment. If during the inspection of the premises, damage is noted, the costs will be covered by the deposit and the difference, if any, will be remitted to the TENANT with the invoice for repairs

4. No sublet, no airBnB or short term lease

5. LESSEE agrees to give post-dated checks for the term of the lease.

6. The consumption and cultivation of cannabis in common or private areas is prohibited

7. Non-smoking

8. No Pets without written autorisation by the LESSOR.

9. The LESSEE is responsible for moving expenses required and payable to the Syndicat de la copropriété.

10. LESSEE will be responsible for paying any penalty due to their failure to comply with the by-laws and declaration of co-ownership or any fees due to the loss of keys/remote/chip.
